This project maximises the potential of a tight urban plot through optimal utilisation of the available FSI, delivering a balanced mix of retail units, hybrid workspaces, and affordable residential apartments. Retail spaces activate the street edge at ground level, while the office floors above are articulated to create a visual sense of lightness, allowing the residential units to sit prominently above. Perforated metal cladding provides privacy to the workspaces while introducing texture and character to the façade. Cantilevered balconies and a carefully considered lighting strategy further break down the building’s massing, enriching the geometry and enhancing its presence within the streetscape
